The Net Asset Values ("NAVs") for the above company as at the close of
business on 26 February 2015 were:-

Ordinary Share (excluding current year revenue) = 204.03p

Ordinary Share (including current year revenue) = 207.00p

Zero Dividend Preference Share = 137.08p

The market value of investments was GBP318.3m less net liabilities (including
Zero Dividend Preference Shares) of GBP91.6m to leave Shareholders' Funds of
GBP226.7m.
