Assignment of Lease


The Board of Z GROUP is pleased to announce that the lease of the premises at 31
Vernon Street, London W14 0RN, as referred to in the circular of 21 December
2007, was assigned on 21 December 2007.

This will result in the return of a rent deposit from the landlord of £117,500.
