O TWELVE ESTATES ANNOUNCES KEY ASSET MANAGEMENT ACTIVITY
O Twelve Estates Limited ('O Twelve' / the 'Company'), a closed-ended investment
company incorporated in Guernsey is pleased to announce a number of asset
management activities which have been undertaken to extract value from the
portfolio.
Bulgins Site, A13, Barking, Essex
O Twelve has sold Bulgins Site, a 2.2 acre site for £5.5 million, a price
significantly ahead of the last valuation. The site was originally acquired by O
Twelve in July 2007 to undertake an industrial development. The sale price of
£2.5 million per acre reflects the quality of the property's location.
The Interchange Swanley (formerly Pedham Place Industrial Estate)
O Twelve is pleased to announce it has completed two significant lettings.
Sainsbury's Supermarkets Ltd has taken 115,000 sqft at a rent of £6.75 per sqft
on a ten year lease and Toyota has taken 8,000 sqft also on a ten year lease at
a rent of £7.75 per sq ft.
O Twelve acquired the 226,000 sqft industrial estate in April 2007. The Estate,
which is prominently located at the junction of the M25 and M20 motorways, had a
number of vacant units when purchased. Since acquisition the Company has
comprehensively refurbished the industrial estate and rebranded it as 'The
Interchange, Swanley'. Approximately 75,000 sqft of space is currently available
and is being marketed by Jones Lang LaSalle and Glenny.
